Zoning Applications

Pre-application Meetings are required for the following application types:

• Re-zonings
• Zoning Variances

• Special Use Permits
• Zoning Modifications

Zoning Application by Type

To apply for any of the following applications, an applicant must schedule a pre-application meeting with a City Planner. To schedule a meeting, call the Planning Division office at (404) 669-4399, option 4. Download and fill out the Pre-Application Meeting Information Request Form and e-mail the form to zoning@eastpointcity.org.

Rezone is the action of changing the zone or zoning classification assigned to property for the
purpose of land use.

Variance is an appeal to standards in the Zoning Ordinance. They may be considered as a standalone action or concurrently with applications for re-zoning or special use permits.

Special Use Permits allow a specific use that may be omitted as permitted under specific zoning district classifications. A use permit is legally valid as long as ownership of the property is maintained. Once the ownership changes, the special use is voided.

Zoning Modification is a modification of a condition or conditions to a rezoning or use permit where public interest has been determined. This requires a public hearing by City Council.

Downtown Architectural Review Board

East Point established a nine member Downtown Architectural Review Board (DARB) to meet on an as needed basis. The DARB reviews plans for development in the Downtown Architectural Overlay District for compliance with standards detailed in the overlay guidelines. The board, which is coordinated by the Department of Planning and Community Development, reviews zoning applications and plans (concept plans, land disturbance permits and building permits) and makes recommendations to the Planning and Zoning Commission, City Council and the Department of Planning and Community Development prior to the approval and issuance of permits. Chapter 14. Article B – Downtown Overlay District.
